SOURCES & METHODOLOGY

Understand the numbers.

The collection contains 22 condo entries and 3 country-club communities. 21 condos match 20 developments with market and property records; the three country-club communities each use their own paired MLS and tax files. Sun and Surf’s two addresses share a source and are separated before calculation. 300 South Ocean remains unresolved.

10-year market appreciation

10-year market appreciation is (2026 YTD median sold price / living square foot divided by the full-calendar-year 2016 median sold price / living square foot, minus 1) times 100. Sales are grouped by closing date. Each median uses individual closed price divided by positive living area. Full precision is retained. Both periods must have usable sales; otherwise appreciation is unavailable. This is cumulative change, not an annualized return or a repeat-sales index. Aggregate appreciation uses pooled transaction medians, not averages of building appreciation rates.

The collection

21 matched entries in 20 development folders; 300 South Ocean excluded from totals. Area comparisons cover this collection only.

Historical coverage

Historical figures describe recorded closings; completeness of historical export coverage is not independently established.

Dates & comparison periods

Individual building periods use each building’s current data date in Eastern Time. Combined sales comparisons end Oct 9, 2026, so every building shares a supported cutoff. Active counts reflect the Oct 9–17, 2026 snapshots.

Tax records

Tax data confirms unique residential parcels in the supplied records; this is not a verified total of all residences in a building. Tax records do not filter MLS sales.

Market history

The chart and yearly table follow the selected statistic: annual median sale price, median individual closed price / living area, closed-sale count or dollar volume. Appreciation history shows each year’s cumulative percentage change in median sold $/SF from a fixed 2016 baseline, including in the 5-year view. Inventory is a current snapshot with no historical series. 2026 is year-to-date; other years are calendar years. Missing points have no usable observation. Fewer than five usable sales is a small sample. Price history is not a repeat-sales index.

Listing & sale counts

Active inventory counts distinct listing IDs. Closed events are consolidated when normalized parcel, closing date and price match. Separate sales of the same unit remain separate.

How the measures are calculated

Median sale price uses positive closed prices. Median sold $/SF is the median of each sale’s closed price divided by its positive living area. Dollar volume sums valid closed prices. Missing values are excluded only from the affected measure; the closing still counts. Price and $/SF medians show usable sample sizes. Fewer than five observations is labeled a small sample.

Active inventory is distinct for-sale listing IDs with Active status, excluding Pending, Active Under Contract, Coming Soon and inactive statuses. The data is a saved snapshot, not a live MLS feed. An absence of recorded activity does not establish that no other listings or sales exist.

Condos are organized into In-Town and South End. Luxury Homes currently contains a Country Clubs category with BallenIsles, Old Palm and Jupiter Country Club. Geographic assignments use the supplied development structure and market records; MLS numbers are kept as internal keys.
